The developers of the Nora District, a $1 billion mixed-use redevelopment project just north of downtown West Palm Beach, have filed plans for the first condo project in the emerging neighborhood.
The city’s Plans & Plats Review Committee will consider the site plan for the project at 1105 N. Dixie Highway on Aug. 14. The application was filed by Nora East 10-11 Owner LLC, a partnership between Nora District master developers NDT Development, Place Projects and Wheelock Street Capital.
This is part of a 5.15-acre site covering a full city block that will have the first two multifamily buildings in the Nora District. The developers filed plans in April for the western side of this site, with 350 rental units, 16,182 square feet of commercial space and 561 parking spaces in 11 stories.
The new application is for the eastern 2.95 acres of that block, and the Nora District master developers have brought on Naples-based condo developer Ronto Group as a partner for it. Totaling 344,426 square feet in 11 stories, the building would feature 122 condos, 19,731 square feet of retail and 326
parking spaces.
Joe Furst, head of Place Projects, said this condo would have mostly two- and three-bedroom units, with an average size of 1,900 square feet. They would have a water view facing east towards the Intracoastal Waterway, he added. The plan has been to make the Nora District a complete neighborhood, so it will have both rental and condo units, along with the retailers, restaurants and hotel that’s now under construction, Furst said. He anticipates the apartment
building will break ground in the first quarter of 2026. The timing of the condo will depend on sales volume, and the developer hasn’t launched sales yet, he added.
The condo design by Robert Swedroe Architects shows that most units would range from 1,650 square feet with two bedrooms to 2,640 square feet with three bedrooms. There would also be six smaller guest suites. Four condos would have private pools on their terraces. The amenities would include two pool decks, two pickleball courts, a fitness center, a social room, a game room, a party room, and a business center.
Attorney Meredith Leigh represents the developers in the application. Meanwhile, the first tenants in the retail and restaurant space in the Nora District are slated to open after Labor Day. That 15-acre project will have 150,000 square feet of retail, office, restaurant and showroom space, and numerous tenants have signed up for the space.
In October 2024, BD Hotels secured a $75 million construction loan for a hotel in the Nora District. It should be completed in late 2026.
